Step By Step Approach To Finding Foreclosures
    by Derek C Carter

Here are two examples of Foreclosure listings:

Central Ohio Foreclosure Source - Daily Reporter Newspaper. This site is where I get the most recent foreclosure listings, check your newspaper or call the city to find your list of foreclosures.

Here is what a listing looks like when it is pulled up on the daily reporter

    New Filing (8/16/2006)

    Foreclosure Actions

06CVE08-10610 --- Deutsche Bank National Trust Co. vs. Person in Foreclosure 2222 Gleneagles Ct. Dublin OH 43017 Person in Foreclosure 2222 Gleneagles Ct. Dublin OH 43017 and unknown tenants, if any, of 2569 Punderson Dr.; foreclosure of mortgage 193,161.91. Judge Bessey.
Manley, Deas & Kochalski, LLC by Lisa K. Pomeroy

    8888 Punder Dr.

    Hilliard, OH 43026

    New Filing (8/16/2006)

    Foreclosure Actions

06CVE08-10597 --- US Bank, NA, trustee vs. Person in Foreclosure 2222 Sand Dr. Columbus OH 43228 unknown spouse, if any, of Person in Foreclosure Bank One, NA, trustee, Mortgage Electronic Registration Systems, Inc. and Franklin County Treasurer; foreclosure of mortgage 113,600. Judge Lynch.

Maguire & Schneider by Karl H. Schneider and Benjamin B. Fortkamp

    2222 Sand Dr.

    Columbus, OH 43228

8888 Punder and the 2222 Sand Dr are the houses in foreclosure. If the first address is different that is because the homeowner lives there and the property in foreclosure is a rental or 2nd home.

Once you have found your local list of foreclosures make sure you get the list as quick as possible. The quicker you get the list the faster you can send letters to get homeowners to call you.

If you have to buy the a foreclosure list that is alright, just make sure it is a list that is very recent. The Daily Reporter charges $95 a year to subscribe to its newspaper then you can get on-line and download the foreclosure listings for free. This newspaper is for Columbus only not for any other cities.

I do not recommend buying foreclosure listings from the companies on-line like foreclosure or foreclosure listings. These list are older usually 30 days or more and that is too long to create an effective marketing campaign. You want a list that takes 2 or 3 days to get to you once the property has gone into lis pendens. Some smaller cities only print the foreclosure listings every week or once a month in the local newspaper so understand that not every city is on-line like Columbus.
